A 1031 exchange lets you defer capital gains tax when selling investment property by reinvesting the proceeds into “like-kind” replacement property of equal or greater value, following IRS rules and deadlines.
What are the 45-day and 180-day deadlines?
From your sale's closing, you have 45 calendar days to formally identify replacement property and 180 calendar days to close on it. Both clocks run concurrently and can't be extended for weekends or holidays.
What is a DST, and does it qualify for a 1031?
A Delaware Statutory Trust holds title to institutional real estate; you own a beneficial interest the IRS treats as like-kind property, so it qualifies as 1031 replacement property while being completely passive.
Who can invest in these solutions?
